Reservations
Tentative bookings can be held for a maximum of 5 days. After this time
a deposit or full balance (if within 8 weeks of arrival) will be
required to secure your reservation.
Payment
A deposit of 4 weeks
rental tariff is required to confirm your booking. A refundable
Breakages Bond of 4 weeks rental tariff is required prior to arrival.
Rent is paid 4 weeks in advance. Any rental arrears in excess of 1 week
will result in an immediate eviction Court Order (with the legal costs
coming out of the Breakages Bond)
All payments must be made
by Bank transfer, or Paypal
Cancellation Policy
Once your booking has been confirmed and received
your deposit is non-refundable.
Bookings cannot be
cancelled within 8 weeks of arrival. If the booking is cancelled in
writing more than 8 weeks from the date of commencement of your stay,
you will be released from the liability for the full balance of hire.
If the booking is
cancelled less than 8 weeks of arrival you will only be released from
the liability of the balance of hire if the property can be re-let.
We recommend that you purchase
cancellation insurance to safeguard your investment.
Bath Towels and Linen
The property will be provided with pillows, doonas (duvets), sheets, bath
towels and tea towels. NOTE: Baby linen cannot be provided
(Health & Safety Regulations) - so you'll need to bring your own.
Smoking Policy
The property
is strictly non smoking. Smoking in the outdoor areas is
permitted as long as cigarette butts are not left in the garden.
Telephone/Internet
Tenants must make their
own arrangements to have the phone connected. Phone points are
located in the Kitchen and master bedroom.
Electricity/Gas/Water
Tenants will be
responsible for ALL utility bills for the duration of their stay.
Arrangements will need to be made prior to occupation to transfer all
electricity, gas and water bills into their names. Prior to departure,
arrangements will need to be made to terminate these arrangements
Garden & Pool Maintenance
Pool and garden
maintenance are the responsibility of the tenant. Any remedial garden or
pool work required after departure will be charged at $65 per hour. Any
repairs of pool equipment due to inadequate maintenance will be charged
to the tenant.
Pool Safety
The law states that the
pool area should be secure at all times. The pool fence gate has to be
kept closed at all times and children should never be left unattended in
the pool area.
Cleaning
The property has to be
left clean. The carpets and windows need to be professionally cleaned
prior to vacating the property. Tenant may be asked to produce receipts
for this. Failure to leave the property clean will incur a cleaning
charge of $40 per hour
Breakages Bond
A breakages deposit of 4 week’s rent is
payable before arrival. This will be returned to you in full, within 14
days, once the house has been inspected after your departure. Any cost
of repairs ($65 per hour) or to replace damaged items will be deducted from this bond.
In the unlikely event that
you find something not working or damaged when you first arrive, please
tell us immediately so that we may rectify it - and so you don't get
charged for repairs when you leave.
No
responsibility or liability is taken for any loss or damage to tenant
personal property during or after the rental period. Tenant personal
property is not covered by the owners home contents insurance policy. It
is the responsibility of the guests to arrange for any insurance cover
they require during their stay.
To maintain
the property at a high standard for the future, we require certain
conditions to be complied with. We appreciate most will respect our
property but the occasional abuse requires that we state the following
conditions:

The Number of Guests should not
exceed the number stated on the booking form or subsequently agreed
to in writing or email. Fees will apply for excess guests not agreed
with the owners in advance.

Damage, Breakages, Theft and Loss
to the property are the tenant’s responsibility during their stay.

Disturbance to our neighbours,
including excessive noise, is prohibited and may result in
termination of occupancy and loss of bond.
