Reservations
Tentative bookings can be held for a maximum of 5 days. After this time
a deposit or full balance (if within 8 weeks of arrival) will be
required to secure your reservation.
Payment
If you make your booking
more than 8 weeks prior to the date of commencement , a deposit of one
half of the total tariff is required to confirm your booking. The
balance is due exactly 8 weeks prior to your arrival. If you are making
your booking within 8 weeks of arrival, the full tariff is required to
confirm the booking.
All payments must be made
by Bank transfer.
Cancellation Policy
Once your booking has been confirmed and received
your deposit is non-refundable.
Bookings cannot be
cancelled within 8 weeks of arrival. If the booking is cancelled in
writing more than 8 weeks from the date of commencement of your stay,
you will be released from the liability for the full balance of hire.
If the booking is
cancelled less than 8 weeks of arrival you will only be released from
the liability of the balance of hire if the property can be re-let.
The deposit is non-refundable.
We recommend that you purchase
cancellation insurance to safeguard your investment.
Check-in/out Times
The properties will be ready for occupation after 3.30pm upon arrival.
We will contact you at least 5 days before commencement of your booking
to make arrangements to hand over the keys. If you are not going to
contactable by email at this time it will be your responsibility to
contact us. We would ask that you vacate the property by 10.30am on the
day of departure unless prior arrangement has been made.
Bath Towels and Linen
The property will be provided with pillows, doonas (duvets), sheets, bath
towels and tea towels. NOTE: Baby linen cannot be provided
(Health & Safety Regulations) - so you'll need to bring your own.
Smoking Policy
The property
is strictly non smoking. Smoking in the outdoor areas is
permitted as long as cigarette butts are not left in the garden.
Telephone/Internet
A telephone is provided to
make local calls. Guests will be billed for telephone use at the end of
their stay. Guests may optionally purchase calling cards from the post
office or newsagent enabling cheap long-distance or international calls
to be made. Pre-paid Internet dial-up plans can also be purchased from
local electrical superstores enabling internet access from guest’s
laptops. We can arrange for these to be purchased for you in advance of
your arrival.
Electricity/Gas/Water
The hire fee includes all
everyday use of electricity, water and gas. Upon your arrival the meter
readings will be recorded. You will be advised as to how much of each
utility is included in the charge. Any excess usage will be deducted
from your bond.
Garden & Pool Maintenance
Pool and garden
maintenance are included in the rental fee. Weekly pool maintenance
requires access to the rear garden. Garden maintenance will require
access to the front and rear of the property. No inside access is
required.
Pool Safety
The law states that the
pool area should be secure at all times. The pool fence gate has to be
kept closed at all times and children should never be left unattended in
the pool area.
Cleaning
Due to the limited time
available to our cleaning we must ask that you leave the property clean
and tidy at the end of your stay. In the event that the property is not
left clean and tidy the cost of the extra cleaning
time will be deducted from your Breakages Bond at the rate of $30 per
hour.
Breakages Bond
A breakages deposit of 1 week’s rent is
payable before arrival. This will be returned to you in full, within 14
days, once the house has been inspected after your departure. Any cost
of repairs or to replace damaged items will be deducted from this bond.
In the unlikely event that
you find something not working or damaged when you first arrive, please
tell us immediately so that we may rectify it - and so you don't get
charged for repairs when you leave.
No
responsibility or liability is taken for any loss or damage to tenant
personal property during or after the rental period. Tenant personal
property is not covered by the owners home contents insurance policy. It
is the responsibility of the guests to arrange for any insurance cover
they require during their stay.
To maintain
the property at a high standard for the future, we require certain
conditions to be complied with. We appreciate most will respect our
property but the occasional abuse requires that we state the following
conditions:

The Number of Guests should not
exceed the number stated on the booking form or subsequently agreed
to in writing or email. Fees will apply for excess guests not agreed
with the owners in advance.

Damage, Breakages, Theft and Loss
to the property are the tenant’s responsibility during their stay.

Disturbance to our neighbours,
including excessive noise, is prohibited and may result in
termination of occupancy and loss of bond.
