Standard Terms and Conditions of Short Term Rental Accommodation

Note: Variations can be agreed on, but only by prior arrangement with the owner in writing. The Terms and Conditions are subject to change without notice.

Please read these Terms and Conditions and contact us immediately if you have any queries.  If you do not contact us in relation to the Terms and Conditions within 5 days of receipt, we deem that you have accepted all the terms and conditions on this sheet.

Tentative rental bookings will be held for a maximum of 5 days. After this time a deposit or full payment, (if within 8 weeks of arrival), will be required to secure your reservation.

Deposit of 50% non refundable is required to secure the booking.  The balance of the rental and applicable refundable bond is due 8 weeks prior to arrival.  Full payment and applicable bond are due immediately if booking made with 8 weeks of arrival. We recommend that you purchase cancellation insurance to safeguard your investment.  Payment is by cheque or bank transfer only.

The Bond will be refunded within 14 days, in full, subject to the terms and conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those agreed, etc. The Bond is fully refundable, after The Provincial House has been cleaned and inspected.  Any loss or damage to the property or chattels will result in appropriate deductions being made from the bond. Should any item not work correctly on your arrival, you must notify us within 24 hours, or you will be liable for the cost of repairs. 

Cancellations - money paid is not refundable unless the house is re-let.  Amount refundable is limited to the amount for which the property is re-let. If a refund is made due to the property being relet, then a $100 cancellation fee will apply.  Every effort will be made to re-let the property. We recommend that you purchase cancellation insurance to safeguard your investment. 

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances. 

Check - in is anytime after 3.30pm.  Check - out is by 10.00am.  A confirmed arrival time is required to arrange handover of your keys. 

The property is let fully furnished, with all linen and bath towels provided for the number of guests booked in.  Please bring your own beach towels.  The grounds are fully maintained, with typically 2 visits per week. 

No responsibility or liability is taken for any loss or damage to tenant personal property during or after the rental period. 

To maintain the property at a high standard for the future,  we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions: 

• Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed to in writing or email. Fees will apply for excess guests not agreed with the owners in advance. 

• Parties and Functions are strictly prohibited. The tariff charged is for domestic use only and not       commercial. Accordingly this rate does not allow for the extra wear associated with parties and functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments. Neighbour complaints may also result in forfeiture of bond.

• Damage, Breakages, Theft and Loss to the property are the tenant’s responsibility during their stay.

• Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of occupancy and loss of bond.

Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10.00 am by the latest, to allow time to prepare property for next guests.  The house should be left clean and tidy. You are not expected to clean the linen.  In the event that the property is not left clean and tidy, the appropriate amount of bond will be withheld for the additional cleaning time, at AUD$30.00 per hour.

Cleaning of the house during your stay can be arranged, at AUD$30.00 per hour.

Inside the Home is a smoke free zone.  Outside is fine for smoking. Leaving cigarette butts outside in the garden is not acceptable, as dry garden mulch catches fire.
