The Provincial House, Sorrento: The Provincial House is an ideal base for you if you are travelling to Perth with friends, extended family or simply like the feeling of openness and space. This home can easily house 2 families in comfort with its unique flexible sleeping options. Comfortably furnished and equipped with everything you are likely to need, its great location makes it exceptionally popular and the perfect base to explore Perth.

From the rope swing in the front garden to the spacious outdoor entertaining area looking out over the large solar-heated pool out back, the Provincial House is very much a family friendly home. The large airy entrance hall leads through to the comfortable family room complete with TV, video, DVD and hi-fi. There is plenty dining space indoors, with seating for up the 13 at the table and bar as well as more seating in the covered patio outdoors for those impromptu Aussie barbies...

Adjacent to the large kitchen you'll find the huge games room equipped with TV, Playstation 2, toys and games and enough reading material to keep you occupied for your entire stay. Downstairs there are 3 bedrooms, a queen room and a bunk room which share a bathroom. The other bedroom is capable of sleeping up to 4 people in bunks singles or queens, and has its own en-suite. Upstairs you will find another 2 bedrooms, a queen room (with its own TV) and a twin room which share a bathroom. There is upstairs access to a balcony with glimpses through the trees to the nearby Indian Ocean sunsets...

The owner of this property is happy to change the bed configuration to suit the party. Bunk beds can become twin beds, twin beds can become queens beds, depending upon your requirements. The house can comfortably accommodate 12 people and still have room for 2 babies in cots. However, the owner informed us that plenty of small families and couples regularly enjoy the space such a large home offers.

Outside there is a great outdoor entertainment area with gas bbq and dining space for 10. The solar heated pool and surrounds is securely fenced and the gate is lockable. There is a terraced paved seating area which overlooks both the pool and outdoor entertaining area in the back yard.

The Provincial House is located near to Sorrento Primary school, Duncraig Library (internet access), is minutes from Sorrento beach, Hillarys Marina and Boat Harbour, the freeway and Greenwood railway station. Ample shopping is available at nearby Whitfords City or Karrinyup shopping malls and Carine Glades shopping centre is open 7 days for all your short term local needs.

Without doubt, this property is all about beach-side living with great cycling/walking in both directions. You have a choice of beaches within a short distance and great shopping a few minutes drive away.

• 2 minutes drive away from Hillarys Boat Harbour with boardwalk full of gift and speciality shops, restaurants, cafes, tavern, Aquarium of WA (AQWA), water park, trampolines, crazy golf and a sheltered beach for suitable for toddlers.

• 5 minutes drive from the large cinema and shopping complex at Whitfords City.

• 5 minutes drive from the large retail mall at Karrinyup

• 10 minutes drive from the cafes and restaurants at well known Scarborough beach.

• 15 minutes drive to meet the wild kangaroos and birds at Neil Hawkins park in Joondalup.
