Kinross is located on the inland side of Marmion Ave approx 30km from Perth CBD. Bordered by Currambine to the south and Somerly to the north, Kinross currently has uninterrupted views over Marmion Ave and open bush land to the Indian Ocean at Burns Beach. With the recent multi-million dollar release of land at Burns Beach, this open area will gradually be replaced by a whole new suburb. The beach will of course still only be a short drive away.

Building commenced in Kinross approx 14 years ago and although some sections are newly-built, for the most part Kinross is a well established suburb. Some parts of Kinross have an almost tropical feel to them as many of the gardens are planted with palm trees. You will also find a wide range of home styles throughout the suburb. There are numerous parks scattered throughout the suburb and many have areas of natural bush land attracting native birds

Kinross primary school and Kinross college enjoy a one of the better reputations for government schools in the Northern Suburbs and cater for children from kindy through to year 10. Any student wishing to go on to study years 11 and 12 will go to the Senior College in Mindarie  - a 5-10 minute drive away.

Kinross has its own small shopping centre offering the usual suburb amenities such as real estate office and hairdresser, there is also a doctor, a dentist and a vet. Joondalup, Clarkson and Currambine offer larger shopping facilities and are all within a 5-10 minute drive; The city is a 30 minute drive via the freeway and the nearest railway station is on the Kinross/Currambine border.

Kinross is a popular suburb with British migrants, especially Scots due to the heavy Scottish influence in the naming of the streets.

As far as amenities are concerned, Kinross is :

  • 5 minutes drive from the beach at Burns Beach, or 10 minutes to your choice of beaches North or South

  • 5 minutes drive from the main supermarkets at Clarkson or Currambine (inc. cinema)

  • 5 minutes drive from the Library at Clarkson (internet access)

  • 10 minutes drive from Mindarie marina.

  • 15 minutes drive from the shops and restaurants at Hillarys Boat Harbour

  • Large choice of fast-food, takeaways and DVD rentals - all within 5 minute drive

  • 10 minutes drive from the large retail park at Joondalup

  • 25 minutes on the train to Perth CBD

  • 30 minutes drive to Perth CBD (longer at peak commute times)
